From first call to move-in: Here's what to expect at every stage

Moment 1

“Will the home I want work on my lot?”

Before we design your custom home, it all starts with your property. We visit your lot. Walk it together. Look at setbacks, drainage, slope, and access, along with the specific zoning bylaws for your municipality, since every city across Metro Vancouver has different rules. This way you get an accurate picture of what's possible for your home. If your lot can support a 3,200 sq ft home but you're thinking 4,000, this is where you find out. If there's a view opportunity that affects where the home should sit, it gets flagged early. High level details get accounted for. Limitations get identified up front. And you can move into design with a clear sense of what's realistic, so you design a home that makes sense for your space.

Moment 2

"What if I don't like the design after I move in?"

Most people approve designs based on floor plans and images. But 2D plans won't show you what it actually feels like to stand in your new kitchen and look toward the living room. That’s why we design a 3D model of your home first. This way, you can put on a VR headset and walk through it yourself. You’ll see how your rooms flow from one to the next. Check to see if your kitchen island is the right size. See if the window placement works in your master bedroom. Everything. We've had many clients catch things they would have missed on paper. A closet that felt too small. A doorway that should have been three feet to the left. This is your opportunity to make easy fixes in VR before construction starts.

Custom home design meeting with homeowners and project team reviewing plans and construction costs

Moment 3

"What will my new home cost when it's done?"

Most people approve their designs before they know what it will really cost. Then, they’re forced to cut back on the home they fell in love with. We prevent that by cost-engineering during your design. As your plans take shape, we track costs in real time. If something affects your budget, you see it immediately and can choose what you want to do. Once design is finalized, your construction cost is locked. Only finishes vary, and you always see the cost first. Every change is documented and approved before work begins. No surprises. No last-minute invoices.

"What if this drags on forever?"

The hardest part about building a custom home isn't the wait. It's not having clear idea on when you'll be able to move in. That's why every custom home we build across Metro Vancouver comes with our guaranteed move-in date. We can promise your move-in date because of how we plan your entire project. Materials are ordered early based on lead times. The schedule accounts for permitting delays. And pre-vetted trades work on every project. During construction, you get weekly updates and on-site meetings with your project manager every other week. You'll also see daily logs with photos inside your project portal, along with a live schedule showing exactly where you are in the process. This way you're never guessing what's happening or what comes next.

Moment 5

“What if something goes wrong after I move in?”

You've waited patiently. Construction is done. You're excited. You’re finally in your new dream home. But there's this little worry in the back of your mind: what if something breaks six months from now? what then?

You'll never have to worry about this. Every custom home we build comes with a 2-5-10 third-party warranty through Pacific Home Warranties.

If an issue comes up after you move in, you have a clear process to get it fixed. Your interior finishes are covered for 2 years. Mechanical systems like plumbing, heating, and electrical for 5 years. And your foundation and structure for 10 years.

This way you can move in, and fully enjoy your new home knowing you're protected. Not just for the first few months, but for years to come.

Stay protected during your build

Every trade working on your home is covered with WCB and liability insurance

Without WCB coverage, you could be financially liable if a worker is injured on your property. We make sure this never happens to you. You'll never see an uninsured contractor on your job site.

Is Vancouver Custom Homes right for you?

Our process tends to work best for people who:

Want to know what's possible on their lot before spending money on design

Want to see their home clearly as they're designing, rather than guessing how it will feel later

Want to understand where their money is going in real time, instead of being surprised with a bill at the end

Want their project to move forward fast, without having to manage all the day-to-day details themselves

If this sounds like you, you'll feel right at home with our approach here at Vancouver Custom Homes.

Family carrying boxes into their completed custom home after moving in

Your timeline at a glance

Most custom homes across Metro Vancouver take 18-24 months to build from start to finish.

Anyone promising less is either cutting corners or hasn't built in your neighbourhood.

Here's how most custom home timelines look:

Figuring out what fits

45 minutes

We start by visiting your lot. Looking at setbacks, slope, access, and the zoning bylaws for your specific municipality, since every city across Metro Vancouver has different rules. We gather the details.

Then we invite you to come to our office, where we’ll walk you through everything we've found: a site plan showing your buildable area, the zoning constraints, and a high-level budget for what it will cost.

This way you design a home that fits your lot and budget from day one.

Designing around your budget

6 weeks to 3 months

Design and budget must happen together for a smooth build. That's why we cost-engineer as we go. You'll work through your layouts and major decisions first. Then, all the little details get layered in as you go.

By the end, you'll know exactly what you're building and what it will cost before anything gets submitted for permits.

At the end of this process, your designs are yours. If you decide to take them to another builder, you can. No hard feelings. And if you proceed with us, we’ll credit 50% of your design fee toward construction.

Waiting on the city for permits

6 to 8 months

Permitting timelines depend on the municipality and are largely outside anyone’s control.

What we can control though is preparation. Clear drawings, complete submissions, and responsiveness help keep this phase moving.

While your permits are processing, you'll be working with your interior designer on your finish selections. Flooring, tile, countertops, fixtures.

This is one of the parts our clients enjoy the most. It also helps keeps your project moving so you're ready to start construction the moment your permits come through.

Building your home

7 to 12 months

Once your permits come through, the build runs on a clear schedule. Materials are ordered based on lead times. Trades are coordinated in sequence. Progress gets tracked in your client portal app.

Final walkthrough & moving-in

Final weeks

Before you get the keys, we walk through the home together. Anything that needs attention gets handled before you move in.

This way you're not left with a punch list after the fact.

After you're in

Up to 10 years later

10 years later

Moving in isn't the end. You're covered by a third-party warranty if anything needs fixing.

Some things only show up once you're actually living in the space. When that happens, there's a clear process to get it addressed.

At VCH we make sure you’re supported through every step.

You're not locked in after designing with us

The design phase at the beginning of your build is a separate, fixed-cost engagement. When it's complete, you own your design outright.

You can take it to another builder if you want.

If you decide to move forward with us, we credit 50% of your design fee toward construction.

We made it this way because we don't want you to feel trapped. We want you to move forward because you're confident in the plan, not because you've already spent too much to walk away.
